[mdlug] Next Meeting, February 14, Happy VD, Using AI when searching for a home

Our next meeting is coming up real quick.  It will be on valentines day . .
.

I'm planning to do the snowbird thing.  Live in Texas during the winter and
summer in Michigan.  So, I've decided to buy a second home in the Metro
Detroit area.

I found out that AI can be used to provide an amazing variety of insights
when looking at properties.  Truly amazing.

If we have time I'd like to talk about that a bit.  MUG folks, are you
interested?  I don't have a formal presentation, just some thoughts.

For example,  I noticed one of the responses mentioned price
variability for some vacant land.  I didn't see the price changes.  Gemini
explained how it got the price data:

That’s a great catch. The reason you aren’t seeing that price history on
Zillow is that *Zillow often "scrubs" or hides the price history for land
listings* once they go off-market or are relisted under a new MLS number.

My data comes from *Realcomp* (the primary MLS for Michigan) and is
aggregated by platforms like *Realtor.com*, *Homes.com*, and *Trulia*,
which tend to keep much more detailed archives for vacant land than Zillow
does.
